Due Diligence

Sale Requirements & Disclosures

The following items are required for any unit sale at Pelican Cove under USVI condominium statutes and the association's governing documents.

Estoppel / HOA Disclosure Letter

Board-issued letter confirming assessment status, balances, violations, or liens. Required by USVI law at closing. Allow 10 business days.

Assessment Balance Clearance

All monthly assessments, special assessments, and fines must be paid current at or before closing.

Transfer Fee

A one-time transfer/move-in fee is collected at closing per the association's fee schedule.

Governing Documents Package

Buyers are entitled to receive the CC&Rs, bylaws, rules and regulations, and current budget.

Reserve Fund Disclosure

Current reserve fund balance and the most recent reserve study must be disclosed.

Master Insurance Certificate

Certificate of the association's master hazard and liability insurance policy will be provided.

HO-6 Unit Owner Insurance

New owners must maintain an active HO-6 interior unit policy. Certificate due within 30 days of closing.

Open Violations & Fines

Any outstanding violation notices or unpaid fines must be resolved prior to or at closing.
